Tenant’sfitting-outmanual租户装修手册ChongqingTiandi重庆天地-3-2008IntroductionOnbehalfofourcolleaguesinOperationsDepartment,wewelcomeyouasourvaluedtenantinChongqingTiandiandhopethatyouenjoyourpartnership.Inordertoensuresmoothoperations(particularlyduringthefitting-outperiod),thefollowinginformationisprovidedforyoureasyreference.简介重庆天地营运部衷心欢迎阁下成为重庆天地的租客,并希望在今后的日常营运中与您密切配合。为了确保营运的顺畅运作(尤其在装修期内),现特将以下内容提供阁下参考。PurposeofthisHandbookThepurposeofthishandbookistoprovideinformationtoalltenantstoenablethemtodesignandfitouttheirpremisestoahighstandardandinasafemanner,andthereforetooperatethebusinesssmoothly.本手册之目的本手册旨在为所有租户的单元装饰工程提供基本的指引,从而确保装饰工作得以安全优质地进行,租户得以平稳开业。HotlineforServicesChongqingOperationsDepartment(theManager)willkeepclosecontactwithyouthroughoutthewholefitting-outandoperationperiod.ThefollowingsarethecontactdetailsofOperationsDepartment.ContactDepartment:ChongqingTiandiOperationsDepartmentOfficeAddress:Officehour:24hrsContacttelephone:FaxNo:服务热线重庆天地营运部将于装修期及日后的营运管理中全程与阁下保持紧密接触,以下为营运部之联络资料以供阁下备用:联络部门:重庆天地营运部办公地址:办公时间:24小时联系电话:传真号码:TenantsInquiriesTenantsinquiriesshouldbesubmittedinwritingorthroughtelephonetotheManager.Toprovideforfuturecommunication,youarecordiallyrequestedtocompletethe‘Tenant’sInformationRecord’containedinthishandbookandreturntotheOperationsManagementOfficeatyourearliestconvenience.租户需求租户的需求可书面或致电重庆天地营运部反映,并请留下联络方法。此外,为便于日后的联系,所有租户均需填写一份《重庆天地租户资料登记》(见附件),并需尽快交回至营运部。BuildingServicesProvisionandAlteration设施配备及改动VentilationandAir-conditioningSystem中央空调通风系统Centralair-conditioningunitswillbeprovidedbytheLandlordduringoperationalhours,andwillbechargedataratedeterminedbytheManageraccordingtotheactualexpenses.本项目已安装中央空调系统,并将于营业时间内提供中央空调,具体收费标准由营运部按租户用量决算。Standardair-conditioningcapacityaredesignedandbuiltforeachcategoryofshops.AnyadditionalA/CloadingshallbetheresponsibilityoftheTenant,andshallbeinstalledwiththepriorapprovaloftheManagerandattheTenant’s商铺均有中央空调系统,租户若仍需增加额外的空调设施,则需预先征得营运部的许可,并应自行负责相关的施工和费用。对于业主自行增加的空调设施,将有租户方自行请维保商进行Tenant’sfitting-outmanual租户装修手册ChongqingTiandi重庆天地-4-2008owncost.ThemaintenanceworktotheadditionalA/Csystemwillbeconductedbythetenantsortheirauthorizedcontractors.维保。Noalterationtothelandlord’ssupplywillbeallowedwithoutpriorwrittenapprovalofthelandlordand/ortheManager.租户若欲对业主提供设施进行任何改动,必须事先征得业主及营运部的书面批准。TheManagerreservestherightofaccesstotheTenants’premisestocheckthefancoilunitsandassociatedequipment,pipesandfittingswithpriornotice.营运部于合理时间内通知租户后,有权在任何时候进入租户单元检修风机盘管系统及其它的设施、管道。DetailsofTenant’sfitting-outductworklayoutanditsassociatedequipment,airgrillelouversandhangersmustbesubmittedtotheManagerforapprovalpriortoinstallation.InstallationshallbecarriedoutbythelicensedA/CcontractorattheTenant’scost.RelevantlicenseandcertificationsshallbesubmittedtotheManagerforpriorapproval.租户必须预先将本单元的空调设计安装方案交营运部审阅,经批准后方可施工,施工需由具有资质的承包商进行,并需在施工前提供承包商有关的营业执照、资质证明供营运部审核。TheTenantshallberesponsibleforprovidingaproperelectricalsupplyincludingallnecessarywiringtoeachfancoilunitandassociatedcontrolequipment.租户自行安装空调设施须确保相关的电力线路接驳无误。Tenantsshallberesponsibleforthecontrolofroomhumidityintheirpremises,whichwillbeaffectedbytheTenant’sequipmentormachinery.Theinstallationofsuchdevicesshouldcomplywithallstatutoryregulationsorordinances.租户自行安装的空调设施应符合国家的有关规范,上述设施所引起的室内温度变化亦须由租户自行负责。Anyfoodpremisesshallbeinstalledwithefficientoilfiltersorotherdevicestothekitchenexhaustairsystemforoilstuffremoval.AnycontaminationofexternalwallsorcommonpartsoranynuisancetothepublicshallberectifiedbytheTenantathisowncost.餐饮单元须在厨房排气系统中加装有效的滤油装置以过滤油烟,以免对外墙、公共部位或公众环境造成任何污染,否则所有的修复费用及不可预见费用均须由租户承担。Beforemakinguseofthereturnwaterpipes,thecontractorshouldinformtheManagerofthewaterpressuretestinadvanceandthetestingofthepipestobecarriedoutbyaqualifiedcontractor.循环水管道连接完毕,租户承包商须向营运部申请进行空调循环水管试压力,经检测合格后方可投入使用。Accessceilingpanels(minimum450×450mm)shallbeconsideredforeachfancoilunitsforrepair&maintenance.单元天花需预留活动式检修孔板(至少450×450mm)以方便单元风机盘管的例行检查及修理。Electricalsupply&LightingSystem供电及照明系统Thepowersupplyissuppliedbythecitypublicpowersupplystation.Anemergencypowersupplyisalsoavailablefortheessentiallightinginthecommonareas.本项目电力由城市供电电网供应,同时地块内亦设有后备发电机组以提供公共区域应急照明。Tenantsshalldesignandinstalltheirownelectricitycircuit租户应根据自身需要申请电量,经业主同意后方可更新本单元Tenant’sfitting-outmanual租户装修手册ChongqingTiandi重庆天地-5-2008andisolatingswitchtomeettheirownrequirementsattheirowncost.Allworksshallbecarriedoutbyaqualifiedelectricalcontractor.的隔离开关和电力设备,相关费用自理。所有施工须由有资质的电气工程承包商进行。TenantsshallberesponsibleforinstallinganELCBinthedistributionboard.租户总电箱需自行安装漏电保护装置。TheelectricalcontractorsofthetenantsshouldprovidetheircertificateforqualificationtotheManagertogetapprovalbeforecommencingtheirwork.租户所选择的电气工程承包商须向营运部提供相关资质证明,经批准后,方可进厂施工。Thelocationandinstallationdetailsoftheisolatingswitch,andthewirelayoutinsidetheTenant’spremisesmustbeapprovedbytheManagerpriortotheinstallation.Theapplication,supplyandinstallationwillbeattheTenant’scost.租户需将本单元隔离开关的安装位置、安装细节及单元内部的电气布置图报营运部审批,经批准后方可动工,相关费用均须由租户自理。AlltheelectricalequipmentsinTenants’premise
