PropertySaleandPurchaseContractTheseller:(hereinafterreferredtoPartyA)Thebuyer:(hereinafterreferredtoPartyB)InaccordancewithContractLawofthePeople'sRepublicofChina,UrbanPropertyAdministrationLawofthePeople'sRepublicofChina,andotherrelevantlawsaswellasregulations,thepartiesherebyconcludethefollowingagreementsonPartyBpurchasingprivatehousefromPartyAunderbasisofequality,willingnessandconsensus.Article1Basicinformationoftheproperty1.PartyAagreestosellandconveytherealestatelocatedatttogetherwithhouseownershipandlanduseright.Thebuildingareaofthepropertyism2,amongwhich,theinsideconstructionareais23m2.Thepublicpartsandpublichouseapportionmentareaism2.ThepropertysalecontractNo.is01andthereceiptNo.is0.2.PartyAwarrantsthattheownershipandfourdirectionsofthepropertyareclearandthatthesituationofthepropertyisinconformitywiththedesignationofthepropertyownershipcertificateandlanduserightcertificate.PartyAalsowarrantsthatthepropertyownershiptitleisfreeandclearofanydispute.Shouldtherebeanydisputeoverthepropertyownershiporunsettleddebt,PartyAshalltakefullresponsibilitytodealwithitandbearcivilliability.PartyAshallalsocompensatePartyBfortheeconomiclosscausedbythesaiddispute.3.BeingacquaintedwiththepropertysoldbyPartyA,PartyBiswillingtopurchasetheproperty.Article2Priceofthepropertyandotherexpenses1.BothpartiesagreethattheunitpriceofthepropertyisRMB/㎡andthetotalpriceofthepropertyisRMB(sayRMB).2.Theaggregatepriceofthepropertykeepsthesameifthereisanydifferencebetweenactualsoldareaandregisteredarea.Article3PaymentmodeThepropertyisforwarddeliveryhousingonloan.BothpartiesagreethatPartyBshallpayoffthepriceonetimebeforeandtheremainingloanshallbepaidbyPartyA.TheyalsopromisedtocommissionednotaryofficetonotarizethehousetransactionafteritisfinishedandPartyBshallbearrelatedexpensesproducedduringthetransaction.Article4HandoverofthepropertyPartyAshalltransferthehousetoPartyBwithin__daysafterbothpartieshandlethetitletransferwiththerealestateadministrationbureau,exchangeoffice.Ifthedeliveryisdelayedduetoforcemajeaure,thehandovertimelimitmaybeprolongedaccordingtorealsituation.Article5Breachingliabilities1.Ifbreachingthecontract,PartyAshallreturndoublethedeposittoPartyB;PartyBhasnorighttoaskforrefundingthedopiestifheorshebreachesthecontract.2.Bothpartiescan’tcancelthecontractifitcomesintoeffect.Anypartywhoterminatesthecontractunilaterallywillberegardedasbreachingthecontract.3.Bothpartiesshallworktogethertogothroughprocedureswithrealestateexchangeoffice(realestatedevelopmentcompany),orelse,eitherofthemmayberegardedasbreachingthecontractandtakeliabilities.Article6ResolvingdisputesfriendlyAnydisputearisingduringthecarryingoutofthecontractshallberesolvedbynegotiation.Ifnegotiationfails,eitherpartymaysuetothePeople’sCourtoftheplacewherethepropertylocatedin.Article7Effectivenessofthecontractandothers1.Mattersnotmentionedhereinmaybenegotiatedseparatelybybothpartiesandthecomplementaryprotocolsareofequalvalidity.2.Thiscontractcomesintoeffectafterbeingsignedbybothpartiesanditisinduplicate,oneforeach.PartyA:(signatureandfingermark)Address(workunit):Tel:PartyB:(signatureandfingermark)Address(workunit):Tel:Signingdate:
