1恒大地产集团工程建设验收管理制度目录第一章总则·············································4第二章勘察工程·········································4第三章基础工程········································51、定位放线············································52、预制桩工程··········································53、冲(钻)孔、旋挖灌注桩工程····························64、人工挖孔桩工程······································75、搅拌桩工程··········································86、CFG桩工程···········································97、基坑验槽···········································108、基础工程检测·······································109、边坡支护工程·······································11第四章土石方工程······································121、土石方开挖··········································122、土方回填············································13第五章主体结构工程····································131、模板工程············································142、钢筋工程············································143、混凝土工程··········································154、砌体工程············································165、抹灰工程············································166、外墙工程············································177、钢结构工程·········································178、防水工程············································189、烟道工程············································19210、门窗工程···········································1911、栏杆工程···········································1912、西瓦(水泥瓦)工程································1913、GRC安装工程······································20第六章装修工程········································201、装修工作面移交·····································202、墙砖及墙面石材铺贴·································213、地砖及地面石材铺贴·································214、吊顶工程············································225、涂饰工程············································226、入户门、户内门安装···································237、墙纸铺贴············································238、木地板安装··········································249、银镜安装············································2510、成品保护··········································2511、交叉施工规定······································25第七章水电安装工程····································261、室内给水工程········································262、室内排水工程·······································263、室内采暖工程·······································274、室内电气工程·······································285、通风与空调工程·····································286、智能化工程·········································297、室外综合管网工程···································30第八章园林园建工程····································301、园建道路···········································302、人工湖·············································3133、饰面工程···········································314、园林小品···········································325、园林种植···········································32第九章材料验收········································32第十章验收资料管理····································33第十一章工程验收·······································33第十二章附则···········································354第一章总则第一条为全面贯彻“恒大精品”战略方针,坚持“质量第一”原则,切实落实工程建设全过程验收,规范验收管理流程,强化验收管理,特制定本制度。第二条严格执行工程建设验收程序,未经验收合格不得进入下一道工序。第三条工程部为工程验收责任主体部门;工程技术部为工程验收检查部门,负责对工程部日常验收工作的考核;管理及监察部为工程验收监察部门,负责对重大质量问题进行查处并对工程技术部进行考核。第二章勘察工程第四条勘察工程1、验收内容:(1)孔位、孔口标高、孔深;(2)土样、岩样、水样的数量;(3)原位测试、岩土芯采取率等。2、勘察施工过程中,监理工程师必须全程旁站,并现场做好旁站记录;项目经理必须每班次检查三次监理工程师在岗情况,工程部负责人必须检查一次。施工过程中,每发现一次无人旁站,给予责任工程师开除处分,给予项目经理、工程部负责人降三级工资处分。3、监理工程师必须对孔位及孔口标高进行核验,并现场在验收台帐上签字。否则,给予责任工程师降三级工资处分。4、勘察钻孔过程中,岩芯采取率必须满足合同要求,否则应判定为不合格钻孔,并在设计及规范要求范围内重新钻孔。否则,给予责任工程师降三级工资处分。5、勘察过程中出现与勘察技术要求严重不符时,总工室及时向外委设计院、设计成本质量控制中心反映,必要时对勘察方案进行调整。否则,给予总工室负责人降三级工资处分。6、勘察终孔时,监理工程师及保安须通过丈量钻杆长度检查钻孔深度,进行岩土芯拍照,并现场在验收台帐上签字,单孔完成当天上报原始记录及照片至工程部负责人并存档。否则,给予责任工程师、项目经理、工程部负责人降一级工资处分。7、工程技术部必须对勘察工程进行10%核验,并现场在验收台账上签字。否则,给予工程技术部责任工程师降一级工资处分。8、基础施工时,勘察报告内容必须与岩土层的分层情况相吻合,5严禁出现虚假报告。否则,给予责任工程师开除处分,给予项目经理、工程部负责人降六级工资处分,给予项目总经理或地区公司主管工程领导降三级工资处分。第五条管理及监察部必须在每个项目勘察施工阶段,每周进行两次及以上突击检查。否则,给予管理及监察部负责人降三级工资处分。第三章基础工程第六条定位放线1、监理工程师必须对每一栋建筑物的施工轴线控制网和外廓线的测量结果进行核验,并及时办理验收手续。若测量误差在300-500mm时,扣罚责任人3000元,若测量误差超过500mm,给予责任人降一级工资处分。管理及监察部进行不少于20%比例的抽查。2、监理工程师必须对总平面图中镜像楼栋的定位坐标进行100%复核。虽经复核,仍出现楼栋镜像错误的,给予责任人降三级工资处分。3、监理工程师必须对结构层的标高和轴线及结构构件位置进行测量验收;对首层及第一个标准层砌体位置线进行100%的核验,其他楼层抽查不少于30%。未按上述要求办理的,每次扣罚责任人100元。第七条预制桩工程1、验收内容:(1)桩机规格型号;(2)预制桩进场材料(含桩尖);(3)桩位(轴线)及标高;(4)预制桩接桩、收桩等。2、工程部负责人必须按合同对进场桩机的规格、型号进行核查,对不符合合同要求的桩机,由工程部书面通知招投标部限期更换。3、预制桩进场时,由一名非监桩工程师和一名保安共同验收,必须检查桩的质量证明书、规格、数量、长度、桩身完整性、预制桩堆放等,并现场在台帐上签字确认。进场台帐须注明桩的规格、数量、长度及编号,必须有送货人、验收人及施工单位签字。4、所有预制桩退场须按照进场程序办理。5、项目经理必须建立验收台帐,台帐须注明每根桩的编号、截桩长度或送桩深度等。6、监理工程师必须对桩位(轴线)及标高进行核验,并现场在验收台帐上签字。7、第一根桩(试桩)收桩时工程部须提前通知设计、勘察、施工单位、总工室、工程技术部共同确认收桩标准。8、预制桩施工过程中,监理工程师必须全程旁站,并现场做好6旁站记录,如无人旁站,必须停工。项目经理必须每班次检查三次监理工程师在岗情况,工程部负责人必须检查一次。9、施工过程中,必须对接桩质量及接桩垂直度进行检查验收,并根据土质情况及桩型控制接桩时间;同时需送桩施工的必须使用送桩器。10、收桩时,监理工程师必须对最后1m锤击数(锤击桩)、入土深度、收桩贯入度(或终压值)、稳压时间进行验收,在原始资料上签字并复印当日存档。项目经理必须按要求100%核验;工程部负责人、工程技术部必须进行不少于10%的抽查。11、施工前,必须明确打桩顺序。原则上根据基础的设计标高须先深后浅,按桩的规格须先长后短,对于密集桩群,须自中间向两个方向或四周对称施打,当一侧毗邻建筑物时,须在毗邻建筑物处向另一方向施打。12、预制桩施工过程中,若遇到贯入度剧变,桩身突然发生倾斜、位移或有严重回弹,桩顶或桩身出现严重裂缝、破碎等情况时,工程部应暂停施工,及时通知总工室、设计到场处理。13、未按上述要求办理的,给予责任人降三级工资处分;施工过程中,
