TENANCYAGREEMENTTHISAGREEMENTismadeonthe_____dayof____________TwoThousandand______(20___)between:(hereinaftercalled“theLandlord”whichexpressionwherethecontextsoadmitsshallincludeallpersonshavingtitleundertheLandlord)oftheonepartand(hereinaftercalled“theTenant”whichexpressionwherethecontextsoadmitsshallincludethesuccessorsandpermittedassignsoftheTenant)oftheotherpart.Nowitisherebyagreedanddeclaredasfollows:-Demise1.TheLandlordagreestoletandtheTenantagreestotakeallthatpremisessituatedandknownas_________________________________________________________________togetherwiththefurniture,fixturesandfittingsthereinbelongingtotheLandlord(hereinaftercalled“thesaidpremises”)asspecifiedintheInventoryListattachedheretoforaperiodof________________(____)monthsfrom______________to_____________theTenantpayingthereforetotheLandlordamonthlyrentofSingaporeDollars________________________________________________________Only(S$__________)tobeapportionedasfollows:a)amonthlysumofSingaporeDollars____________________________________Only(S$____________)beingtherentofthesaidpremisesandb)amonthlysumofSingaporeDollars____________________________________Only(S$____________)beingtherentforthesaidfurniture,fixturesandfittingsandmaintenanceandservicecharge;payablemonthlyinadvancewithoutdeductionordemand.Thepaymentistobemadeonthe_____dayofeachcalendarmonth.Thefirstpaymenttomadeonorbeforethesigningofthisagreement.Deposit2.Upontheexecutionofthisagreement,theTenantshallpaytotheLandlordasumofSingaporeDollars________________________________________Only(S$__________)beingtheequivalentto_________(____)months’rentbeingadeposittobeheldbytheLandlordassecurityforthedueperformanceandobservancebytheTenantofallandsingulartheseveralcovenants,conditions,stipulationsandagreementsonthepartoftheTenanthereincontainedshallnotbedeemedtobetreatedaspaymentoftherentandthesameshallberefundedtotheTenantwithoutinterestontheexpirationoftermherebycreatedlesssuchasmaybeduetotheLandlordupontheTenantvacatingthesaidpremisesanddeliveringpossessionthereoftotheLandlordinasatisfactorystateandcondition.Tenant’3.TheTenantherebycovenantswiththeLandlordasfollows:-covenantsRent(a)Topaythedepositandtherentonthedayandinthemanneraforesaidwithoutanydeductionwhatsoever.Rates,(b)Topaythroughoutthetermallchargesforthesupplyofwater,electricityandgasandanychargesetcwaterborne,seweragesystemandanyequipmentorappliancessuppliedandchargedbythePowerSupplyLtdoranyotherrelevantauthoritypayableinrespectofthesaidpremisesincludinganytaxpayablethereon.Tenantable(c)TokeeptheinteriorofthesaidpremisesandalladditionstheretoincludingtheflooringandrepairinteriorplasterorothersurfacematerialorrenderingonwallsandceilingsandtheLandlord’sfurniture,fixturesandfittingsthereinincludingdoors,windows,allshutters,locks,fastenings,sanitarywaterapparatus,electricalinstallationsandthepainting,white-washing,colour-washinganddecorationthereofingoodandtenantablerepairandconditionduringthetenancy(fairwearandtearanddamagebyfire,lightning,explosion,riot,civilcommotionoranyothercausesnotarisingoutoftheactordefaultofthetenantexceptedsavewheretheinsurancemoniesarerenderedirrecoverableinconsequenceoftheactordefaultoftheTenant.Renovation(d)NottomakeorpermittobemadeanyalterationintheinternalconstructionorarrangementorintheexternalorinteriorappearanceorthepresentschemeofdecorationofthesaidpremiseswithoutthewrittenconsentofthelandlordfirsthadandobtainedandifrequestedbytheLandlord,thetenantshallrestorethesaidpremisestotheiroriginalstateandconditionattheTenant’sexpense.Subletting(e)Nottoassign,subletorpartwiththepossessionofthesaidpremises,providedincaseoftheTenantbeingalimitedcompany,thisprohibitionshallnotapplytooccupationofthesaidpremisesbyabonafideemployeeofthetenant.Private(f)Tousethesaidpremisesasaprivateresidenceforthepersonaloccupationofthetenantresidence(exceptinthecaseofalimitedcompanyasinthelastsub-clausementioned)andnottodoorpermittobedoneuponthesaidpremisesanythingwhichintheopinionoftheLandlordmaybeormaybecomeanuisanceorannoyancetoorinanywayinterferewiththequietandcomfortoftheoccupantsofadjoiningbuildingoranyotheradjoiningoccupierortheneighbourhoodandnottousethesameforanyillegalorimmoralpurpose.Inflammable(g)Nottokeeporpermittobekeptonthesaidpremisesoranypartthereofanymaterialsofamaterialsdangerousorexplosivenatureorthekeepingwhichmaycontraveneanylocalstatuteorregulationsorby-laworinrespectofwhichanincreaserateofinsuranceisusuallyormayactuallyberequiredorthekeepingofwhichmaycausethefirepolicyinrespectthereoftobecomenullandvoid.Carryout(h)TopermittheLandlordandtheLandlord’sagents,surveyorsandworkmenwithallrepairsnecessaryappliancestoenteruponthesaidpremisesatallreasonabletimesbypriorappointmentsaveinthecaseofactualemergencyforthepurposeeitherofviewingtheconditionthereoforofdoingsuchworksandthingsasmayberequiredforanyrepairs,alternationsorimprovementseitherofthesaidpremisesoranypartsofanybuildinginwhichthesaidpremisesmaybecomprisedoradjoined.Viewing(i)TopermittheLandlord’sagentandprospectiveclientswithwrittenauthorityfromtheLand
